Cleanliness is the review category guests punish hardest and reward loudest. Consistency is the whole secret — the same standard, every turnover, regardless of who's cleaning. That's what a written SOP delivers.
The standard: "arrive like the first guest"
Every turnover should leave the home as if it's being staged for its very first booking. Not "good enough" — hotel-grade. Below is the room-by-room protocol.
Whole-home (every turnover)
- Strip and launder all bed linens and towels (or swap for laundered sets)
- Make beds hotel-style; check for stains, hairs, damage
- Dust all surfaces, sills, shelves, décor, light fixtures, fans
- Vacuum/mop all floors, including under beds and furniture edges
- Empty all trash; reline bins
- Wipe switches, handles, remotes, and high-touch points (sanitize)
- Check every light bulb; replace as needed
- Confirm heat/AC set to the standard "ready" temperature
- Reset all supplies to par stock (see the Inventory / Par-Stock Checklist)
- Look for damage or missing items — report immediately with photos
Kitchen
- Wash/put away all dishes; empty dishwasher
- Clean counters, backsplash, sink, and faucet
- Wipe appliance exteriors; interiors of microwave, oven, fridge
- Empty fridge of guest leftovers; wipe shelves
- Check/restock coffee, filters, dish soap, sponges, trash bags, paper towels
- Confirm all cookware, utensils, glassware present and clean
- Sweep and mop floor
Bathrooms
- Scrub toilet, tub/shower, sink, and fixtures
- Clean and shine mirrors and glass
- Restock TP (multiple rolls), soap, shampoo/conditioner, tissues
- Fresh, folded towel set per guest capacity
- Empty and reline trash
- Check for hair everywhere (the #1 cleanliness complaint)
- Mop floor
Bedrooms
- Fresh linens; two pillow options where provided
- Check under beds and in closets for left items
- Dust nightstands, lamps, headboards
- Confirm hangers, luggage rack, extra blanket present
- Blackout curtains working and closed to "ready" position
Living areas
- Fluff and straighten cushions; check between them for debris/items
- Dust electronics; confirm TV/remotes/wifi working
- Reset games, books, and décor to staged positions
- Confirm fireplace/stove clean and instructions present
Outdoor (as applicable)
- Wipe patio furniture; arrange to staged layout
- Clean grill; empty ashes/fire pit
- Hot tub: check, clean surround, confirm cover secured (see Hot Tub Care SOP)
- Sweep entry, deck, and walkways; clear snow/ice in season
The finishing pass (what makes it five stars)
- Turnover photos of every finished room (see the Turnover Photo Checklist) — proof and consistency
- A quick scent check (clean, neutral — not overpowering)
- Staged welcome touch in place (note, local treat)
- Final walk-through as if you're the arriving guest
- Confirm doors locked / smart lock code reset
Make it repeatable
- Assign a par quantity to every consumable so restocking is a number, not a guess.
- Have the cleaner photograph the finished rooms every time.
- Keep a supplies-low flag so you reorder before you run out.
- Review the first few turnovers with a new cleaner against this list.
