These Terms of Service ("Terms") govern your use of wyostays.com and any related booking, messaging, and property services offered by Wyo Stays LLC ("Wyo Stays," "we," "our," or "us"). By using the site or engaging our services you agree to these Terms and to our Privacy Policy.

1. Who we are

Wyo Stays LLC is a licensed Wyoming real estate brokerage based in Sheridan, Wyoming, offering short-term vacation rentals, long-term rentals, and property management. 2. Bookings & cancellations

When you book a stay through our site or booking engine you enter into a rental agreement covering that specific property. Rates, fees, house rules, minimum-stay requirements, and property-specific terms are disclosed at checkout and are part of your booking.

Cancellations, refunds, and optional protection plans are governed by our Cancellation Policy, which is incorporated into these Terms. Please read it before booking.

3. Acceptable use of the site

You agree that you will not:

• Use the site or booking engine to submit false, fraudulent, or misleading information (including fake names, disposable emails, or someone else's payment method).
• Scrape, harvest, or otherwise programmatically extract content, rates, availability, or contact information from the site without our written consent.
• Attempt to disrupt, overload, or gain unauthorized access to any part of the site, our booking engine, our messaging systems, or any account.
• Use the site or our messaging channels to send spam, unlawful content, or content that infringes anyone's rights.

We may suspend or terminate access, cancel bookings, or refuse service to anyone violating these Terms.

5. Site content & intellectual property

The wyostays.com brand, logo, text, photos, videos, and layouts are the property of Wyo Stays LLC or its licensors, and are protected by U.S. copyright and trademark law. You may view and share our public pages personally, but you may not copy, republish, or use our content commercially without our written permission.

6. Third-party services

Our booking engine, payment processing, email, SMS, analytics, and some property tooling are provided by third-party vendors. Their terms and privacy practices apply to your use of those services in addition to ours. We are not responsible for third-party sites or services linked from ours.

7. Disclaimers

The site and its content are provided "as is" and "as available." To the fullest extent permitted by law, Wyo Stays disclaims all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the site will be uninterrupted, error-free, or free of harmful components, or that any information on the site is complete or current at all times.

Property descriptions, photos, and amenity lists are provided in good faith and are reviewed regularly, but conditions can change. Your rental agreement and check-in details are the controlling record for any specific stay.

8. Limitation of liability

To the fullest extent permitted by Wyoming law, Wyo Stays LLC and its members, managers, employees, and licensed agents will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages — including lost profits, lost data, or personal injury — arising out of or related to your use of the site, our messaging channels, or any stay, whether based on warranty, contract, tort, or any other legal theory. Our total aggregate liability to you for any claim related to the site or a stay will not exceed the amount you actually paid to Wyo Stays for the booking or service giving rise to the claim.

Nothing in these Terms limits any liability that cannot be limited under applicable law, including our obligations as a licensed Wyoming real estate brokerage.

9. Indemnification

You agree to defend and indemnify Wyo Stays LLC from any claim, loss, or expense (including reasonable attorneys' fees) arising out of your violation of these Terms, your misuse of the site or messaging channels, or your breach of a rental or management agreement with us.

10. Governing law & venue

These Terms are governed by the laws of the State of Wyoming, without regard to its conflict-of-laws rules. Any dispute arising out of or related to these Terms, the site, or a stay booked through us will be brought exclusively in the state or federal courts located in Sheridan County, Wyoming, and you consent to the personal jurisdiction of those courts.

11. Changes to these Terms

We may update these Terms from time to time. When we do, we'll change the "Effective" date at the top. Continued use of the site after an update means you accept the revised Terms.
