The simple version
Your cancellation terms depend on how long you're staying — the longer the stay, the more notice we ask for. Here's the quick version for a typical short stay, with the full breakdown below.
- Free to cancel within 48 hours of booking (as long as your check-in is more than 14 days away).
- Full refund if you cancel 14+ days before check-in.
- Inside 14 days, the booking is non-refundable — but you have options (see below).

Cancellation by length of stay
How long is your stay? Longer bookings are harder to refill on short notice, so they ask for a little more lead time.
1–6 nights
- Free cancellation up to 14 days before check-in.
- Inside 14 days: non-refundable (but ask us about a date change or rebooking credit).
7–27 nights
- Free cancellation up to 30 days before check-in.
- Inside 30 days: non-refundable.
Why the longer window? A week-plus booking is much harder to fill on short notice, so we ask for a little more lead time.
28+ nights
- Free cancellation up to 30 days before check-in.
- Cancel inside 30 days of arrival: the first 30 nights are non-refundable (no charge for later months).
- Already checked in? Just give us 30 days' written notice to end or shorten your stay — you're responsible for the next 30 nights of rent, nothing more.
- These extended-stay terms are part of your rental agreement, which you'll sign at booking.
Plans change — for any stay, you can also move your dates, ask about a rebooking credit, or add Cancellation Protection / Travel Protection at checkout.

Plans change. For a flat fee, add Cancellation Protection at booking and if you have to cancel for a covered reason, we'll refund your accommodation total — even inside our standard 14-day window. It's our own guarantee, handled by real people in Sheridan.

- Illness or injury (you or immediate family)
- A death in the immediate family
- Jury duty or military orders
- Severe weather or road closure preventing travel
- Job loss
Covers the accommodation total only (not airfare or other trip costs — see Travel Protection for those). Reasonable documentation required. Not insurance. Available at checkout when you book direct.

Frequently Asked Questions
What's the difference between Cancellation Protection and Travel Protection?
Cancellation Protection (a flat fee) is our own guarantee — we refund your stay if you cancel for a covered reason, even inside 14 days. Travel Protection is third-party travel insurance that can reimburse your wider trip costs (airfare, medical, etc.). You can add either or both at checkout.
Can I book a cheaper non-refundable rate?
Yes — at checkout you can choose our Non-Refundable rate and save an extra 5%. It's non-refundable from the moment you book, so pick it only when your dates are locked.
How do I cancel?
Email or call us, or manage it from your booking confirmation. We'll confirm in writing.
When will I get my refund?
Refunds are processed to your original payment method within 5–10 business days of confirmation.
What counts as '14 days before check-in'?
We count calendar days before your check-in date, in Mountain Time.
I booked by mistake — what now?
If it's within 48 hours of booking and your check-in is 14+ days out, you're covered for a full refund. Call us and we'll take care of it.
Can I get a refund for bad weather?
Our standard policy doesn't refund for weather, but Cancellation Protection or Travel Protection does for covered weather events — that's exactly what they're for.
Do you ever make exceptions?
We're human. For genuine emergencies, call us — we'll always try to find a fair solution, often a date change or rebooking credit.
Why is the cancellation policy stricter for longer stays?
A two-night gap is easy for us to fill; a month-long booking that cancels is nearly impossible to re-book on short notice. So the longer your stay, the more advance notice we ask for — it keeps our pricing fair for everyone. Short stays stay flexible (14 days); week-plus and monthly stays ask for 30 days.
I'm staying a month or more — how does cancelling work?
Cancel 30+ days before check-in for a full refund. Inside 30 days, the first 30 nights are non-refundable (you're not charged for later months). Once you've checked in, just give 30 days' written notice to end or shorten your stay. These terms are in the rental agreement you sign at booking.
What about long stays / monthly bookings?
Stays of 28+ nights follow our extended-stay terms: free cancellation 30+ days out, the first 30 nights non-refundable inside that window, and a 30-day written notice to end or shorten the stay after check-in. The full terms are in the rental agreement you sign at booking.

Full terms
Cancellation policy — by length of stay. Direct bookings with Wyo Stays follow a tiered cancellation policy based on the total number of nights reserved:
- Short stays (1–6 nights) — Firm-14d + 48-hour grace. Reservations cancelled within 48 hours of booking are eligible for a full refund, provided check-in is at least 14 calendar days away at the time of cancellation. Reservations cancelled more than 14 calendar days before check-in (Mountain Time) are eligible for a full refund of amounts paid, less any non-refundable third-party fees disclosed at booking. Reservations cancelled 14 calendar days or fewer before check-in are non-refundable.
- Week-long stays (7–27 nights) — 30-day window. Free cancellation more than 30 calendar days before check-in (Mountain Time); reservations cancelled 30 calendar days or fewer before check-in are non-refundable.
- Monthly & extended stays (28+ nights) — 30-day window with rolling 30-day notice. Free cancellation more than 30 calendar days before check-in. Cancellations 30 calendar days or fewer before check-in forfeit the first 30 nights of accommodation charges; no further nights are charged. After check-in, the guest may end or shorten the stay by providing 30 calendar days' written notice, and is responsible for the next 30 nights of rent (no charges beyond that period). These extended-stay terms are incorporated into the rental agreement signed at booking, which controls in the event of any conflict.
Refunds, when due, are processed to the original payment method within 5–10 business days of written cancellation confirmation.
Non-Refundable rate. Guests may elect a Non-Refundable rate at checkout for an additional 5% discount. Reservations booked at this rate are non-refundable from the time of booking and are not eligible for date changes or rebooking credit.
Cancellation Protection (flat fee). An optional flat-fee waiver offered by Wyo Stays that refunds the accommodation total for cancellations due to listed covered reasons, including inside the applicable cancellation window. Reasonable documentation is required. Cancellation Protection is not insurance, covers the accommodation total only, and does not cover airfare or other third-party trip costs. Exact fee is shown at checkout.
Third-party bookings. Reservations made through Airbnb, Vrbo, Booking.com, or any other third-party platform are governed by that platform's cancellation policy, not this one — including each platform's own long-term cancellation policy that applies to stays of 28 or more nights. Refunds and rebooking for those reservations are administered by the booking platform.
Travel Protection and damage protection. Travel Protection is an optional product offered through a third-party provider and is governed by the terms of the policy issued at purchase. The damage-protection plan included with each direct booking is a separate product with its own coverage limits and exclusions. Neither product modifies the Wyo Stays cancellation policy stated above.
