Airbnb & Vacation Rental Management in Laramie, Wyoming

Laramie is the county seat of Albany County — not to be confused with Laramie County, whose seat is Cheyenne, about 50 miles east. The city itself is home to roughly 32,300 people as of the state's most recent estimate, and to the University of Wyoming — the state's only four-year public university, written into Wyoming's own constitution. Wyo Stays is a licensed Wyoming real estate brokerage that manages Airbnb and vacation rental properties for owners in Laramie. We don't keep an office there — we serve Laramie remotely from Sheridan, under the same trust-account and licensing protections we use everywhere else in the state.

    Why Laramie

Laramie runs on a rhythm most Wyoming markets don't have: an academic calendar layered on top of outdoor recreation and interstate travel, each pulling different kinds of stays into the same market.

Start with the University of Wyoming, an R1 research university with 10,819 students as of the 2025 fall headcount. A campus that size generates demand a tourist town never sees: move-in and family weekends, academic conferences and summer camps, visiting researchers and job candidates, and — the single biggest recurring spike — Wyoming Cowboys home football weekends at War Memorial Stadium each fall, when the university's own housing and every hotel in town fill up at once. Graduation weekend does the same thing in reverse, with every out-of-town family booking a place to stay for a few days at the same time.

Layer recreation on top of that. Sixteen miles east of town, off Interstate 80, Vedauwoo is a ten-square-mile field of weathered granite outcrops in the Medicine Bow–Routt National Forest — one of the region's best-known rock climbing areas, with a campground and trails that draw climbers, hikers, and campers well beyond the university crowd that first put it on the map. West of town, WY-130 climbs into the Medicine Bow Mountains — locally, the Snowy Range — where a 27-mile stretch carries the U.S. Forest Service's National Forest Scenic Byway designation, drawing summer hikers and anglers and winter cross-country skiers and snowmobilers.

Then there's Laramie's position on the map itself: I-80 and US-287 cross directly in town, and I-80 is a coast-to-coast interstate running from California to New Jersey. That puts a steady undercurrent of overnight interstate travelers through Laramie that has nothing to do with the university calendar or a recreation season — a baseline a purely tourist-driven Wyoming market doesn't get.

    What the numbers say

AirDNA counts 312 active short-term rental listings in Laramie, earning an average $159 nightly rate at 53% occupancy — a $27.5K annual revenue and $85 RevPAR per listing. The more interesting number is the trend behind it: over the past year, active listings are down 9.8% while revenue per listing is up 75.8%. That's not a market cooling off — it reads as a market consolidating toward fewer, better-run listings capturing more of the demand, which is a different opportunity than a market simply growing in listing count. A well-run, well-priced Laramie listing is competing in a market that's rewarding quality more than it's rewarding just showing up.

    What we handle

    • Listing setup & photography — professional photography, copywriting, and syndication across Airbnb, VRBO, Booking.com, and our own direct-booking site.
    • Pricing & availability — nightly rates rebuilt against live Laramie comp data, with Cowboys home-game weekends, move-in, and graduation priced as the real demand spikes they are, rather than left on a flat calendar.
    • Guest messaging — booking requests and guest communication handled under a written property management agreement, including academic-visitor and conference-housing stays that run longer than a typical weekend booking.
    • Cleaning & turnovers — coordinated through vetted local Laramie cleaning and maintenance vendors, scheduled on the owner's behalf, built to handle the fast turnover pace around game weekends.
    • Licensing, permits & tax setup — City of Laramie rental license through the City Clerk's Office, Wyoming Department of Revenue registration, and lodging and sales tax setup and remittance.
    • Long-term conversion & exit — Laramie's steady renter pool around the university means a property can move between short-term and long-term use as an owner's goals change; we're licensed to place a long-term tenant or list and sell the property either way.

    Licensed and insured

Wyo Stays operates as a licensed Wyoming real estate brokerage. Under Wyoming law, managing a rental for someone else's compensation — collecting rent, handling bookings, accounting for fees received on an owner's behalf — is a regulated real estate activity, and a licensed brokerage has to hold guest funds in a dedicated trust account that can't be commingled with operating funds (W.S. § 33-28-122). That comes with a fiduciary duty to the owner and accountability to the Wyoming Real Estate Commission. We also carry errors & omissions (E&O) insurance.

You can verify our license status yourself through the Wyoming Real Estate Commission's public license lookup in about thirty seconds — search "Wyo Stays" or "Dalton Goodyear." See what "licensed and insured" actually means for the full breakdown.

How we serve Laramie from Sheridan

To be direct about it: Wyo Stays does not have a physical office or staff stationed in Laramie. We're a licensed statewide Wyoming brokerage based in Sheridan, 331 miles away via US-87/I-25 to Cheyenne and then I-80 west, about 5 hours and 48 minutes — one of the longer drives in our service area, and we say so plainly rather than imply a local presence that isn't there. That distance doesn't change the license: a Wyoming real estate broker's license carries statewide, so listing setup, dynamic pricing tuned to the university calendar, guest messaging, and trust-account-protected booking funds are all handled the same way from Sheridan, with vetted local cleaning and maintenance coordinated on the ground in Laramie. It's the same statewide-brokerage model — not a local drop-in service — already running past Airbnb's 60-mile co-host radius in Casper, Cheyenne, Gillette, and Riverton.
