    Property Management in Jackson Hole & Teton County, Wyoming

    Jackson Hole and Teton County are not a typical Wyoming short-term rental market, and we'd rather tell you that plainly than let you find out after you've called. Short-term rental here is heavily zoning-restricted — by the Town of Jackson inside town limits, and by Teton County in the unincorporated area outside it. For most properties, running an Airbnb or VRBO simply isn't a legal option. Read the section below for what actually applies to your property before you decide what's possible.

    Inside the Town of Jackson

    To legally operate a short-term rental (STR) anywhere within the Town of Jackson, a property needs both a Business License, issued annually by the Town's Finance Department, and a Basic Use Permit (BUP), issued by the Planning Department. What that BUP requires depends on where the property sits:

    • Inside the Lodging Overlay or Planned Resort Zone (downtown, Snow King Resort, and similar districts): a standard BUP applies, with no special cap on stays or nights, and no neighbor notification requirement.
    • Outside the Lodging Overlay — ordinary residential zones NL-1 through NL-5, NM-1, NM-2, NH-1, R, MHP, and OR — a property is capped at a maximum of 3 separate stays and 60 total rental nights per calendar year. The BUP must be renewed annually (it expires every December 31), requires notification of neighbors within 200 feet of the property for each year of operation, and a violation bars the property from getting a new BUP for a minimum of five years.

    Outside town limits, in unincorporated Teton County

    Teton County applies a flat 31-day minimum rental period countywide: any lease or rental agreement, written or verbal, must run 31 days or more and can't restrict occupancy to less than that period within it. That rule applies to every residential property in the county except a specific, named list of pre-approved resort developments:

    • The Aspens (condominiums and single-family homes)
    • Crescent H “Fish Lodges” (Crescent H lot 8)
    • Golf Creek (condominiums only)
    • Teton Shadows (condominiums only)
    • Jackson Hole Racquet Club Resort Commercial Area (Teton Pines' 64 lodging units)
    • Spring Creek Ranch (up to 200 of its 301 permitted dwelling units)
    • Teton Village Area I (condominiums and single-family homes)
    • Teton Village Area II (condominiums and townhouses)
    • Snake River Canyon Ranch Resort Area II & III
    • Jackson Hole Golf & Tennis Resort (cabins only)
    • Grand Targhee Resort

    Outside that list, true short-term (sub-31-day) rental is not legally available in Teton County. Violations are referred to the County Attorney, and Wyoming statute authorizes a fine of up to $750 per day, per violation.     If short-term rental isn't an option for your property

    If your property is in an eligible short-term rental zone

    If your property sits inside the Town of Jackson's Lodging Overlay or Planned Resort Zone, or inside one of Teton County's named exempt developments above, short-term rental is a real option — and Wyo Stays manages it the same way we manage it everywhere else in Wyoming: listing setup and photography, dynamic pricing, guest messaging, cleaning and turnover coordination, and licensing and tax setup, all handled under a written property management agreement with guest funds held in a licensed trust account.

    Licensed and insured

    How we serve Jackson Hole and Teton County from Sheridan

    To be direct about it: Wyo Stays does not have a physical office or staff stationed in Jackson or anywhere in Teton County.
