The cheapest repair is the one you prevent. A five-figure burst-pipe claim, a dead water heater on a booked weekend, a hot tub that fails mid-stay — nearly all of it is avoidable with a rhythm. Here's the schedule.
Monthly
- Test smoke & CO detectors; check extinguisher gauges
- HVAC filter check/replace
- Run through appliances; look for leaks under sinks
- Hot tub: water balance, filter rinse, cover condition
- Walk the exterior — gutters, drainage, anything loose
Quarterly
- Deep-clean HVAC; check thermostat and vents
- Flush/inspect water heater; check for sediment
- Test GFCI outlets; check smart locks and batteries
- Inspect caulking/grout in wet areas
- Check exterior seals, weatherstripping, door sweeps
Seasonally (Wyoming-critical)
- Fall: winterize — heat tape, exterior faucet shut-off, furnace service, chimney/stove check, snow-removal supplies staged (see the Winterization Guide)
- Spring: de-winterize, AC service, deck/roof inspection after snow load, pest check
- Summer: grill, fire pit, and outdoor systems serviced
- Winter: ongoing freeze watch, roof snow load, ice-dam check
Annually
- Professional HVAC, hot tub, and chimney service
- Roof and foundation inspection
- Re-caulk and touch-up paint
- Deep appliance service; replace aging small equipment
- Review the whole property as a "first-time guest"
The habit: put these on a recurring calendar and log completion. Prevention is boring — right up until the day it saves your booking and your bank account.
