There Is a Law About This.
Wyoming Statute 33-28-102 classifies property management as a real estate activity. Anyone collecting rents, managing maintenance, or coordinating reservations for compensation in Wyoming must hold an active real estate broker's license issued by the Wyoming Real Estate Commission.
Wyo Stays holds that license. Founder Dalton Goodyear is a licensed Wyoming responsible broker. Our brokerage is registered with the State of Wyoming. Our operations are subject to Wyoming Real Estate Commission oversight. Our client funds are held in trust accounts governed by Wyoming state law.
This is not a competitive talking point. It's the legal framework that protects you — as a guest whose booking has enforceable terms, and as a property owner whose revenue is held in a proper trust account.
You can verify any Wyoming property manager's license in 60 seconds. Go to realestate.wyo.gov → License Search → enter "Wyo Stays" or "Dalton Goodyear." The record is public. The license is active. Ask every manager in Sheridan County to provide the same.

40+ Properties Is Not a Number. It's Infrastructure.
When Wyo Stays manages 40+ properties simultaneously, the operational model changes. Not because of size for its own sake — but because of what scale requires you to build.
A cleaning team that covers 40+ properties doesn't show up late. A maintenance network that responds to issues across 40+ properties doesn't Google "plumber Sheridan Wyoming" at 11pm. A pricing system that manages 40+ properties doesn't set rates once in January and hope for the best.
A single-operator managing 12 properties personally can provide genuine hospitality. We've seen it done well. But the infrastructure — the vendor relationships, the operational systems, the local team — is categorically different at scale.
| Capability | Wyo Stays (40+) | Small Operator (< 15) |
|---|---|---|
| Maintenance response | Dedicated vendor relationships, same-day dispatch | Owner network, response time varies |
| Dynamic pricing | Daily rate adjustments across full portfolio | Static or infrequently updated |
| Direct booking channel | wyostays.com on-domain booking | Platform dependent |
| Trust accounting | Wyoming law required | Informal |
| 24/7 guest support | Dedicated team | Owner availability |
| Occupancy rate | 68–72% average | 28–35% county average |
The gap between 28% occupancy and 72% occupancy isn't luck. It's the difference between listing on Airbnb and hoping versus building a direct booking infrastructure that brings guests back regardless of what the algorithm does.

We Don't Just Manage Properties in Sheridan. We Live Here.
This distinction matters more than it sounds.
Every recommendation in every Wyo Stays article comes from someone who ate at Frackelton's last Saturday or hiked Tongue River Canyon in August and knows what the return trip feels like at noon. The guest who books a cabin in Story and wants to know if the polo matches are worth the drive gets an answer from the person who went last Sunday, not a knowledge base scraped from TripAdvisor.
The Fly Shop of the Bighorns will tell you honestly if the fishing is slow. The pull-off for Tongue River Canyon has no sign — you'll know it by the other trucks already parked there. Frackelton's is best on a weeknight when you can sit at the bar and talk to the chef.
This information doesn't exist in any database. It exists in the accumulated experience of a team that has been here since 2017, watching this county closely enough to know which week the aspens peak on the Bighorn Scenic Byway and why the Tuesday in October after the crowds leave is the best week of the year.
The concierge at wyostays.com runs on that knowledge. So does every blog post, every itinerary, every property recommendation we make.

The Person Behind This
My name is Dalton Goodyear. I founded Wyo Stays in 2020 because I believed Sheridan County deserved a vacation rental company that operated with the professionalism and legal structure the properties warranted — not a side project, not a listing aggregator, not someone who bought a property on the other side of the country and decided to try Airbnb hosting.
I hold a Wyoming real estate broker's license. I know what that requires to obtain and what it requires to maintain. I know why it matters for the people who trust us with their properties and the people who sleep in them.
I am also the person whose phone number is (307) 312-9656. That number works.
