A Wyo Stays-managed venue mid-event in Sheridan, Wyoming.

    FOR SHERIDAN COUNTY PROPERTY OWNERS

Your venue. Held to a brokerage standard.

A licensed, insured brokerage built for vacation rentals in Sheridan County actively managing event venues alongside short-term rentals. Marketing, inquiries, contracts, vendor coordination, on-site execution — under one license, one team, one accountable broker.

WYOMING REAL ESTATE BROKERAGE · LICENSED · INSURED · LOCAL · ACCOUNTABLE

Wyo Stays manages event venues in Sheridan County, Wyoming on behalf of the people who own them. We market the space, field and qualify inquiries, draft and hold the contracts, coordinate vendors, staff the event on site, and pay the owner out — under a Wyoming real estate brokerage license, with a responsible broker on record. Discovery, the walk-through, and the written proposal cost nothing.

IF ANY OF THESE ARE TRUE, WE SHOULD TALK

You didn't buy a property to become an events business.

Most Sheridan-area property owners who could be operating a venue are doing one of three things instead.

One: managing their own events part-time, chasing inquiries between day jobs, drafting contracts in Word, hoping the caterer they trusted on the last booking is still in business. Margins are thin because the time cost is enormous, and the revenue ceiling is wherever a single person's bandwidth runs out.

Two: handing it to a manager without checking what that arrangement actually obliges them to. Worth knowing before you sign: an unlicensed management arrangement sits outside Wyoming Real Estate Commission oversight, carries no statutory trust-accounting duty, and leaves a vendor no-show, a damage claim, or a contract dispute to whatever the agreement itself says. Ask any candidate for their license number and look it up at realestate.wyo.gov — ours included.

Three: doing nothing. The property sits idle. The carrying cost shows up every month. The opportunity cost is the harder number to look at — but it's larger.

None of those is the right answer for a property with venue-grade bones. The right answer is a licensed, insured brokerage that operates the property as part of a portfolio — applying the same systems, vendors, and accountability we apply to our own venues. That's what Wyo Stays manages.

    WHY THE LICENSE MATTERS

A licensed real estate brokerage, built for venue management.

    Licensed & Insured

Wyo Stays is a Wyoming real estate brokerage with a responsible broker on record. Contracts you sign with us are held to the same professional standard as a real estate transaction — not a platform's terms of service.

    Real Accountability

When something goes wrong — and at venues, things occasionally do — you have legal and professional recourse. Wyo Stays is regulated by the Wyoming Real Estate Commission, and you can verify our standing with the Commission yourself at any time.

    Insurance Bridge

Most personal property insurance doesn't cover venue operations. We bridge the gap with commercial event insurance baked into the management agreement. One less thing on your liability column.

    Portfolio Leverage

Your venue plugs into the Wyo Stays portfolio — 4,236+ verified guest reviews, Airbnb Superhost, VRBO Premier Partner, Book Direct — No Channel Fees on the lodging side. That portfolio drives event inquiries to your venue you'd never see operating solo.

WHAT THE LICENSE LETS US DO

Managing your venue is licensed work. We hold the license.

Under Wyoming law, managing real property for another person for compensation — marketing it, negotiating its use, collecting the money — is regulated activity. The acts are defined at W.S. § 33-28-101, and W.S. § 33-28-102 requires a real estate license to perform them.

Wyo Stays is a licensed Wyoming real estate brokerage with a responsible broker on record, which is what lets us take your venue on directly: hold the contract, run the trust accounting, remit the lodging and sales tax, and put our name on the agreement alongside yours.

You don't have to take our word for any of it. The Wyoming Real Estate Commission publishes every active license, and ours is there to look up:

Statutory citations are provided so you can read the law yourself. They describe what licensure covers in Wyoming — they are not legal advice, and nothing here is a statement about any other operator's licensing.

THE PATH FROM CONVERSATION TO CONTRACT

Four steps. Two to three weeks. Then we operate.

    1

    Discovery Call

30 minutes. No fee. We talk about your property, your goals, what's working and what isn't. You learn how we operate; we learn whether your property fits our portfolio.

    2

    Property Walk-Through

On-site visit at your property. We assess venue capacity, photography needs, infrastructure, and any prep work required to bring the room to brokerage standard.

    3

    Written Proposal

Within 5 business days of the walk-through. Detailed scope of service, fee structure, projected revenue range based on comparable Wyo Stays venues, and a draft management agreement for your attorney to review.

    4

    Onboarding & Launch

Once the management agreement is signed, photography and listing go live within 2 weeks. Marketing activates. Inquiries start. You stop being the events business.

    OWNER RESULTS

We'll show you the numbers on a call, not on a landing page.

Venue performance is specific to the room, the calendar, and the year — a headline figure from someone else's property tells you very little about yours. Ask us during discovery and we'll walk you through what comparable Sheridan County spaces actually book, where the demand comes from, and what we would project for yours in writing.

    IS YOUR PROPERTY A FIT?

Honest fit, not a sales pitch.

    Where this works

    • Properties that can host 20–80 guests for a seated dinner or 30–150 for standing reception
    • Sheridan County, Johnson County, or Bighorn-adjacent locations — within roughly an hour of Sheridan
    • Bones already in place: existing infrastructure, kitchen access, parking, restrooms (or feasible to add)
    • Distinct character: a reason someone would choose your property over a hotel ballroom — historic, design-forward, scenic, intimate, full-bar, creek-side, ranch
    • Owners ready to step back from operations and let a brokerage run the property as part of a portfolio

    Where this might not work

    • Properties that need significant capital investment before they're event-ready (we'll be honest about that on the walk-through)
    • Locations outside our operating geography — we don't manage out-of-state, and we're cautious about properties more than ~90 minutes from Sheridan
    • Owners who want hands-on involvement in every booking — our model assumes you're delegating, not co-managing
    • Properties zoned or HOA-restricted from commercial event use — we'll flag this on Step 2 (walk-through) before any agreement
    • Short-term flips where the goal is selling rather than operating — we manage for ongoing revenue, not staging-for-sale

    Local in 20 Minutes

Guests: book direct and pay zero service fees. Owners: one management percentage, plain-English monthly statements, no markups on maintenance.

    Continuous Resources

Owner guides, market reports, revenue tools, and a real human strategy call every quarter — included, not upsold, for as long as you're with us.

Guarantee terms provided in writing before any agreement — ask us for the one-pager.

    HOW WE ACTUALLY OPERATE

    Brokerage-grade operations. Local-team execution.

Most property owners considering venue management are choosing between three patterns: hire individuals (a coordinator, a marketer, a bookkeeper), pay a percentage to an out-of-state platform that doesn't know Sheridan, or DIY through Airbnb and hope for the best.

Wyo Stays is none of those. We're a single-stack Wyoming brokerage operating venues and short-term rentals as one connected portfolio. That gives owners three things the other models don't.

One operating system. Every property in our portfolio runs on the same tech stack — HostAI for booking and channel management, Guesty for property operations, the Wyo Stays direct-booking flow for guests who skip the channels. New properties onboard into this system in two weeks. Owners don't get a custom workflow; they get the proven one.

One vendor network. The catering, floral, photography, DJ, and rental partners we work with at venues like Gratitude Sheridan, The Main Exchange, Harbour Hideout, and Clear Creek Crossing are the same ones we apply to your events. Consistent quality, real relationships, pricing that reflects volume.

One accountable broker. Dalton Goodyear is the responsible broker on every Wyo Stays management agreement. Your contract isn't with a platform, a franchisee, or a shifting cast of property managers. It's with a licensed Wyoming broker who lives in Sheridan and answers his phone.

The Book Direct — No Channel Fees model on the lodging side feeds the venue side. Guests who stay with Wyo Stays book direct, which means we own the relationship, which means we can introduce those guests to venue inquiries when their needs evolve. Our lodging portfolio → That's the portfolio leverage owners can't replicate alone.

Discovery call within four business days. No fee for the call, the walk-through, or the proposal. You owe us nothing until you sign an agreement.

    Step 1 of 3

    OWNER QUESTIONS

    The honest answers.

    What's your management fee structure?

We use a performance-aligned fee structure that surfaces in the written proposal after the property walk-through. Fees vary by property type, capacity, scope of service, and whether lodging is paired with venue management. Every proposal includes the full fee schedule, projected revenue range, and a clear net-to-owner estimate based on comparable Wyo Stays venues.

    Is the management agreement long-term?

Initial agreements typically run 12 months with automatic renewal. Either party can terminate with 60 days written notice. We don't lock owners into multi-year terms — the work earns the renewal.

Who handles the contracts with end clients (couples, corporate, etc.)?

Wyo Stays drafts, sends, and executes all event contracts under our brokerage. The owner's name is not on those contracts. That's part of the liability bridge the brokerage license provides.

What happens if something gets damaged during an event?

Every event contract includes damage deposit terms and a clear claim process. Most claims resolve from the deposit. Larger claims go through our commercial event insurance. Owners are not chasing reimbursement personally — that's not how brokerage management works.

Can I still use the property for my own events or personal stays?

Yes. Owner-blocked dates are part of the management agreement. Most owners reserve a personal block annually plus flexibility for family events. We coordinate around your dates, not the other way around.

    Do you require exclusivity?

Yes for the active management term. We don't run a property where a competing manager is also booking events — too much risk of double-booking and reputation friction. The agreement is exclusive for the duration; either party can exit per the 60-day notice clause.

What if I want to sell the property mid-agreement?

The management agreement transfers or terminates depending on the buyer's intent. We've structured several owner exits and never made the transition painful. Talk to us before listing if a sale is on the horizon.

Why Wyo Stays vs. self-managing on Airbnb / VRBO?

Three structural differences. One: we hold a Wyoming real estate brokerage license — Airbnb hosts don't. Two: we operate the lodging-and-venue portfolio together, which drives inquiries to your venue you'd never see solo. Three: we handle contracts, vendor coordination, insurance bridge, and on-site execution — Airbnb handles a booking calendar. Different operating altitudes.
