What do my monthly HOA dues cover?

Monthly dues ($250/unit) cover city water, sewer, and garbage (trash and recycling). The Association receives one combined City of Sheridan utility bill for these services and pays it as a shared common expense, so owners don't pay or set these up individually. Dues also fund grounds/snow/lawn care, common-area maintenance, insurance, and reserves. Note: seasonal landscape irrigation water (roughly June–October) is billed separately and shared among the HOA and two neighboring entities — it does not affect individual owner dues.

I'm buying or selling a unit — what does the HOA need?

Dues are $250/month and transfer with the unit. There's no HOA transfer fee or estoppel certificate required. Title/escrow companies should email contact@wyostays.com to request a dues-status confirmation. After closing, send us the new owner's name, mailing address, email, phone, and the closing date — we'll send the new owner a welcome packet (owner contact form, ACH authorization, and health club waiver).
