The right tech makes a rental run smoother, safer, and more profitably — and most of it pays for itself fast. Here's the stack we'd install, in priority order.
Tier 1 — install these first
- Smart lock — keyless entry with per-guest codes. Ends key handoffs and lockouts; codes auto-expire at checkout.
- Reliable, fast wifi (mesh) — non-negotiable. Slow wifi tanks reviews and kills mid-term/remote-work demand.
- Smart thermostat — remote control, schedules, and freeze protection in one. Saves energy and prevents cold-weather disasters.
Tier 2 — protect the asset
- Water-leak sensors under sinks, near the water heater, and by the washer — catch a leak before it's a flood (and possibly lower your insurance; see Smart-Home Safety Devices).
- Noise monitor (decibel-only, common areas — never audio/video indoors) — catches parties early, protects neighbors.
- Smart smoke/CO detectors — alert you remotely.
Tier 3 — polish
- Exterior camera at the entry only (disclosed to guests; never interior) — package security and check-in support.
- Smart lighting for arrival and ambiance.
- A welcome tablet or QR linking to your digital guidebook.
The rules
- Privacy first: cameras only at exterior entry, always disclosed. No interior surveillance, ever — it's a trust and legal minefield.
- Keep it simple for guests — tech should be invisible and intuitive.
- Standardize across properties so management scales.
