    Short-term rental rules move faster than most owners track. This page is our plain-English snapshot of where things stand and what to watch — refreshed periodically so you're not relying on a forum post from three years ago.


    The current landscape (as last reviewed)

    No dedicated Sheridan STR ordinance. As of our last review, the City of Sheridan and Sheridan County had not adopted a dedicated short-term-rental ordinance the way resort towns like Jackson have. In practice, STRs are generally treated as a home-based business and must still satisfy zoning, building, and fire codes. Good news for owners — but "no dedicated ordinance" is not "no rules."

    Lodging & sales tax still apply. Stays under 30 continuous days are taxable transient lodging. You must register with the Wyoming Department of Revenue and collect/remit the current combined rate (state + county components). (See the WY DOR Registration Walkthrough.)

    HOAs and covenants can still restrict you even where the city doesn't — always the first thing to check.


    What to watch (the national trend is toward more rules)

    Across the country, local governments are steadily adding STR registration requirements, density limits, and new taxes, and enforcement is tightening. Wyoming has stayed relatively light-touch, but owners should watch for:

    • Any move by the City of Sheridan or Sheridan County to introduce registration, permitting, or occupancy rules.
    • Changes to lodging or local-option tax rates (these move by legislative session and county vote).
    • Statewide legislation affecting STRs or transient lodging.
    • HOA rule changes in your specific neighborhood.
