    STR Permit & Zoning Lookup Guide

    How to confirm your property can legally operate as an STR — before you list.

    The most expensive mistake in this business is buying or listing a property you can't legally rent short-term. Here's how to confirm you're clear — before you're committed.

    1. Check zoning. Confirm your property's zoning district permits transient/short-term lodging use. Start with the City of Sheridan (if in city limits) or Sheridan County planning/zoning for parcels outside the city. As of our last review, Sheridan had no dedicated STR ordinance and generally treats STRs as a home-based business — but you still must meet zoning and building/fire codes.

    2. Read the covenants. If the property is in an HOA or subdivision with covenants (CC&Rs), those can ban or restrict short-term rentals even where the city allows them. This is the single most-missed check. (See the HOA & Covenant STR Guide.)

    3. Confirm building & safety requirements. Occupancy limits, egress, and detectors have to be satisfied.

    4. Register for tax. Being allowed to operate and being registered to collect tax are two different steps — handle both (see the WY DOR Registration Walkthrough).

    5. Get it in writing when unsure. A quick call or email to the city/county for a written confirmation is worth the time. "Everyone around here Airbnbs" is not legal clearance.

    Do this before you make an offer, not after you close. It's the cheapest insurance in the whole process.
