The right safety devices do three jobs at once: protect your guests, protect the building, and — increasingly — lower your insurance premium. Here's what to install and why.
Protect the building (and maybe your premium)
- Water-leak / freeze sensors — under sinks, by the water heater, near the washer, and in freeze-prone spots. A burst pipe is the #1 preventable disaster in Wyoming; catching it early can save five figures. Many insurers offer credits for monitored leak detection.
- Smart smoke & CO detectors — alert you remotely, not just the empty house. Often required, sometimes credited.
- Smart thermostat — freeze protection + energy savings; alerts if the heat fails.
Protect guests
- Smoke & CO detectors in every required location, tested every turnover
- Fire extinguisher per floor, current
- Clear egress and posted emergency info
Protect against parties/liability
- Decibel noise monitor (common areas, sound-level only — never audio/video indoors)
- Exterior entry camera (disclosed; entry only — never interior)
The insurance angle
Ask your agent directly: many carriers now offer premium discounts for monitored leak, smoke, and security devices. The device often pays for itself in prevented claims and lower premiums. (See The STR Insurance Guide.)
The privacy rule (don't get this wrong)
No interior cameras or audio recording, ever. Exterior entry camera only, always disclosed to guests. Cross that line and you've traded a small risk for a huge one.
