    Noise & Neighbor-Relations Playbook

    Your neighbors can be your biggest allies or the reason a jurisdiction cracks down on STRs. Keeping them happy — and keeping noise in check — protects your reviews, your standing, and the whole local STR climate. Here's the playbook.

    Prevent noise problems

    • Screen for parties — watch for local one-nighters and large groups in small homes (see Guest Screening).
    • Clear house rules — occupancy limits, quiet hours, no parties/events — stated at booking and posted.
    • A decibel noise monitor in common areas (sound level only — never audio recording) that alerts you before a party gets out of hand.
    • Set expectations warmly in your welcome message: "We love our neighbors — please keep it quiet after [time]."

    Keep neighbors on your side

    • Introduce yourself and share your direct number so a concern reaches you, not the county.
    • Respond fast to any complaint — acknowledge, act, follow up.
    • Manage parking and trash so guests don't create friction.
    • A small goodwill gesture (a heads-up before a busy weekend, a holiday card) goes a long way.

    If a problem happens

    • Act immediately — contact the guests, enforce the rules, escalate if needed.
    • Document it.
    • Follow up with the neighbor so they know you took it seriously.

    The bigger picture

    Sheridan has stayed relatively light-touch on STR regulation. Owners who are good neighbors keep it that way; a few bad actors invite the ordinances that hurt everyone. Being the considerate operator is both right and self-interested.
