- Parties, property address, and furnished status
- Term — exact start and end dates (crossing 30 days matters; see The 30-Day Rule)
- Rent — monthly amount, due date, method
- Utilities — what's included (typically all, for mid-term) and any caps
- Security deposit — amount, conditions, return timeline
- Occupancy — who lives there, guest policy, max occupants
Furnished-rental specifics
- Inventory of furnishings — reference an attached list; condition at move-in
- Damage responsibility and normal-wear language
- Cleaning — expectations and any cleaning fee
- Maintenance — how repairs are requested and handled
Rules & protections
- House rules — smoking, pets, quiet hours, subletting (typically prohibited)
- Early termination terms
- Renewal / extension process (mid-term guests often extend)
- Liability & assumption of risk (attorney-reviewed)
- Governing law (Wyoming) and signatures
