Why travel nurses are the ideal mid-term guest
There are well over a million traveling healthcare workers in the U.S. at any given time, and they share a profile owners love: they're working professionals on 8-to-13-week contracts, frequently with a housing stipend from their agency, who need a furnished, move-in-ready home near a hospital. They're quiet, they're gone all day, and they'd rather rebook a good place than gamble on a new one.
Sheridan Memorial Hospital and the surrounding clinics create steady, year-round demand — and it lands hardest in exactly the weeks your nightly calendar goes quiet.
Furnished Finder is where they look
Unlike Airbnb (built for nights), Furnished Finder is built for 30-plus-day furnished stays and is the default marketplace for the travel-medical world. A few things make it different:
- It's lead-based — travelers contact you, and you screen and book off-platform on your own lease.
- It charges the owner a flat annual/listing fee rather than a per-booking commission.
- The audience is pre-qualified for longer stays, so you're not fielding one-night requests.
List there, and cross-list monthly on Airbnb/Vrbo to widen the net.
Building a listing that books
- Lead with the essentials nurses filter for: distance to the hospital, furnished, wifi speed, in-unit laundry, parking, pet policy, and available dates.
- Photograph the workspace and the bed. After a 12-hour shift, a comfortable bed and a quiet room close the deal.
- State utilities-included and one clean monthly price.
- Be explicit about the calendar — the exact date range you can host. Contracts have hard start dates.
- Set a realistic monthly rate — above your long-term-lease equivalent, below a month of hotel. (See the Mid-Term Pricing & Furnishing Guide.)
Screening and booking (do this right)
Because you book off-platform, you own the screening:
- Confirm the assignment and agency, and the contract dates.
- Use a written mid-term lease (see the Mid-Term Lease Agreement Template) — not a nightly booking confirmation.
- Collect a deposit and set clear house expectations.
- Keep your commercial STR/landlord insurance in force (see The STR Insurance Guide).
(This overlaps your Guest Screening & Damage-Claim Process — keep them consistent.)
The rebooking flywheel
Travel nurses talk to each other, and many extend or return. Treat your first nurse guest like gold — spotless place, fast replies, a small welcome touch — and you'll often get the extension, the referral to a colleague on the next contract, and a listing that stays booked with almost no marketing.
