From the Wyo Stays team. A working template — have an attorney review before use. Not legal advice.
Clear, agreed-to rules protect you two ways: they set guest expectations (fewer problems), and they give you footing if something goes wrong (damage claims, evictions of a bad actor). Here's the framework — the gated version is an editable, guest-acknowledged document.
Core house rules (state clearly, get acknowledged)
- Maximum occupancy: [#] — no exceeding, no unregistered overnight guests
- No parties or events — clear and firm
- Quiet hours: [times] — respect neighbors
- Smoking: [policy — typically no smoking indoors]
- Pets: [policy + any fee] (see Pet-Friendly Guide if applicable)
- Check-in / check-out times
- Care of the property — report damage, no unauthorized rearranging
- Hot tub / amenity rules (safety, no glass, supervision)
- Parking: [where, how many]
- Trash & recycling: [instructions]
Rental agreement essentials
- Parties, property address, dates, total occupancy
- Payment, deposit / damage-waiver terms (see Deposit vs. Damage Waiver)
- Cancellation policy
- Liability & assumption-of-risk language (attorney-reviewed)
- Damage responsibility and process
- Rule violations = grounds for removal without refund
- Governing law (Wyoming) and signatures/acknowledgment
How to use it
- Have guests acknowledge at booking (digital signature or platform agreement).
- Keep it warm in tone but clear in substance — rules protect the good guests' experience too.
- Have a Wyoming attorney review your final version, especially liability language.
→ Unlock the editable agreement, or → get a free evaluation — as a licensed brokerage, proper agreements and disclosures are standard.
