    Hiring Your First Team Member

    When and how to bring on help so growth doesn't become a second job.

    There's a moment in every growing rental business where the operation outgrows you. Here's how to do it well.

    Know when it's time

    • You're the bottleneck — things wait on you.
    • You're doing low-value work (scheduling cleaners, answering the same messages) instead of strategy and acquisitions.
    • Your time is worth more than what you'd pay for help.
    • Growth has stalled because you're maxed out.

    Who to hire first (usually in this order)

    1. A great cleaner / turnover lead — the highest-leverage first hire (see Hiring & Onboarding a Cleaner).
    2. A virtual assistant / guest-comms person — handles messaging, scheduling, and admin.
    3. A maintenance/handyman relationship on retainer or first-call.
    4. A local operations person as you scale further.

    Set them up to succeed

    • Document your SOPs first — you can't delegate what only lives in your head.
    • Define the role and standards clearly, with the checklists and tools they'll use.
    • Start with the most repeatable tasks and expand as trust builds.
    • Communicate and give feedback kindly and specifically.
