Days 1–14 — Get legal and covered. Confirm zoning/HOA clearance, register with the Wyoming Department of Revenue, and bind a commercial STR insurance policy. (See the Compliance Guide and Insurance Guide.) Boring, essential, and the thing most people do last — do it first.
Days 7–30 — Set it up right. Furnish to the Wyoming standard (mudroom, cold-weather bedding, freeze protection), install smart lock and reliable wifi, and stock to par. Days 20–45 — Launch the listings. Write an optimized listing, publish on Airbnb/Vrbo, and stand up your direct-booking option. Set dynamic pricing with conservative launch rates to earn your first reviews. Enable monthly discounts to catch mid-term demand.
Days 30–60 — Earn the first five stars. Over-deliver on your first bookings: fast replies, a spotless turnover, a small welcome touch, a great local guide. Ask every happy guest for a review. Early reviews are the flywheel — treat these guests like gold.
Days 60–90 — Optimize. Review what's working: pricing, occupancy, guest feedback. Tighten the turnover, adjust rates for the season ahead, and start the repeat-guest habit (invite them back direct). Run your numbers against the market report.
The mindset: the first 90 days are an investment in reviews and systems. Do them well and the property largely runs itself after. Do them sloppily and you'll spend a year digging out.
