    Licensed & Insured — What That Actually Means

    "Licensed and insured" gets used loosely in property management. Here's what it means for us, specifically, under Wyoming law — and how you can verify every claim on this page yourself.

    The license

    Dalton Goodyear holds a Wyoming real estate broker's license, and Wyo Stays operates as a licensed Wyoming real estate brokerage. Under Wyoming law, managing real estate for someone else for compensation — including collecting rent, handling bookings, and accounting for fees received on an owner's behalf — is a regulated real estate activity (Wyo. Stat. § 33-28-102), and performing it requires a license (§ 33-28-101).

    You can verify this yourself. Search the Wyoming Real Estate Commission's public license lookup for "Dalton Goodyear" or "Wyo Stays."

    The trust account

    Wyoming law requires a responsible broker to hold client trust funds — security deposits, rent, booking proceeds — in a dedicated trust account, and prohibits commingling those funds with the brokerage's own operating funds (§ 33-28-122).

    An operator who isn't a licensed brokerage isn't subject to this requirement. That doesn't necessarily mean anything is being done wrong — it means there's no statutory trust-account rule governing how that operator holds funds.

    The insurance

    We carry errors & omissions (E&O) insurance, covering claims arising from mistakes or omissions in how we manage your property. E&O is not legally required to operate as an Airbnb co-host, but it's a standard expectation for a licensed brokerage acting as a fiduciary.

    The fiduciary duty

    Operating under a Wyoming broker's license means owing a fiduciary duty — the legal obligation to act in the owner's interest, disclose material facts, and account for funds — enforceable by the Wyoming Real Estate Commission.

    The written agreement

    Every property we manage operates under a written property management agreement (PMA) that spells out fees, scope, and termination terms before any money changes hands.

    How to verify any of this yourself

    1. Go to realestate.wyo.gov
    2. Use the license lookup tool
    3. Search the manager's name or brokerage name
    4. Confirm: active status, license type, no unresolved disciplinary action
