    What's your management fee structure?

    We use a performance-aligned fee structure that surfaces in the written proposal after the property walk-through. Fees vary by property type, capacity, scope of service, and whether lodging is paired with venue management. Every proposal includes the full fee schedule, projected revenue range, and a clear net-to-owner estimate based on comparable Wyo Stays venues.

    Is the management agreement long-term?

    Initial agreements typically run 12 months with automatic renewal. Either party can terminate with 60 days written notice. We don't lock owners into multi-year terms — the work earns the renewal.

    Who handles the contracts with end clients (couples, corporate, etc.)?

    Wyo Stays drafts, sends, and executes all event contracts under our brokerage. The owner's name is not on those contracts. That's part of the liability bridge the brokerage license provides.

    What happens if something gets damaged during an event?

    Every event contract includes damage deposit terms and a clear claim process. Most claims resolve from the deposit. Larger claims go through our commercial event insurance. Owners are not chasing reimbursement personally — that's not how brokerage management works.

    Can I still use the property for my own events or personal stays?

    Yes. Owner-blocked dates are part of the management agreement. Most owners reserve a personal block annually plus flexibility for family events. We coordinate around your dates, not the other way around.

    Do you require exclusivity?

    Yes for the active management term. We don't run a property where a competing manager is also booking events — too much risk of double-booking and reputation friction. The agreement is exclusive for the duration; either party can exit per the 60-day notice clause.

    What if I want to sell the property mid-agreement?

    The management agreement transfers or terminates depending on the buyer's intent. We've structured several owner exits and never made the transition painful. Talk to us before listing if a sale is on the horizon.
