    Turnover Photo Checklist

    The staging shots to capture after every clean — proof and consistency.

    A quick set of photos after every turnover does two powerful things: it proves the property's condition (winning damage claims) and it verifies the clean was done to standard. It takes two minutes and saves you disputes and bad surprises. Here's the shot list.

    After every turnover, photograph:

    • Each bedroom — bed made hotel-style, room staged, two angles
    • Each bathroom — clean fixtures, towels styled, restocked
    • Kitchen — counters clear, sink empty, staged
    • Living areas — cushions set, surfaces clear, staged
    • Hot tub — clean water, cover secured (see Hot Tub Care SOP). In shoulder-season months (roughly October through April here), also photograph the cover latches and any exposed plumbing — an early freeze is a real risk in Sheridan's climate, and a dated photo of the line intact protects you either way if a claim comes up later.
    • Outdoor spaces — furniture set, grill/fire pit clean
    • Trash / recycling enclosure — closed and animal-proof. Sheridan sits in bear and moose country, so an unlatched bin is both a neighbor complaint and a real safety issue, and a turnover photo is your proof it was secured.
    • Entry / high-value items — condition of anything damage-prone
    • Any pre-existing damage or issues — flag immediately with a close-up

    How to use them

    • Require them of your cleaner every single turnover — it's the discipline that guarantees consistency.
    • Timestamp and store them (a dated cloud folder) — this is your "before" evidence for any claim.
    • Spot-check against your standard; coach quickly if something's off.
    • Compare to check-out photos if a damage claim arises — the contrast is what wins it.

    Why it matters

    Nearly every disputed damage claim comes down to proving the damage wasn't already there. Consistent turnover photos make claims fast and winnable — and keep your cleaner's standard high because they know it's documented.

    Two things matter more here than in a milder climate: freeze damage in the shoulder months, and wildlife-proofing year-round. Both are easy to miss on a generic checklist — the shot list above covers them specifically.
