From the Wyo Stays team. General guidance based on portfolio experience; results vary by property.
Not all amenities are created equal. Some pay for themselves many times over in higher rates, occupancy, and reviews; others are money pits. Here's how they tend to rank for a Wyoming property.
The high-ROI winners
- Hot tub — near the top in Wyoming. Drives bookings, rates, and reviews, especially fall through spring. (Budget for upkeep — see Hot Tub Care SOP.)
- Fast, reliable wifi — cheap, and required to win remote workers and mid-term guests. Under-investing here quietly caps your demand.
- A great, framed view / outdoor living — often free (it's the property) but under-leveraged; stage the fire pit, the deck, the view.
- Excellent beds & linens — "best sleep ever" is a five-star sentence; high impact per dollar.
- A real workspace — unlocks the growing remote-work and mid-term market cheaply.
Solid, situational
- Sauna / cold plunge — strong differentiator for a wellness angle (your Zen Den proves it).
- Fireplace / wood stove — cozy Wyoming appeal; ensure safety and instructions.
- Fenced yard / pet features — opens the pet market (see Pet-Friendly Guide).
- Game room / bunk room — great for the family and group segment.
Lower-ROI / proceed with caution
- Pools — high cost, short season, and liability in this climate; rarely pencil.
- Luxury gadgets guests don't actually use.
- Over-improvement beyond what your market's ADR supports.
How to decide
For any amenity, ask: What will it add to my nightly rate or occupancy, and how long until that covers its cost and upkeep? The winners above usually pay back fast; the money pits never quite do.
