Adding a Co-Host to Your Airbnb Listing: Permissions, Payouts and What Stays Yours

What each Airbnb co-host permission level can do, how payouts work, and what stays yours.

    Dalton Goodyear · Published Oct 17, 2026

Airbnb gives a listing owner three co-host permission levels: Full access, Calendar and messaging, and Calendar only. Only the listing owner can set up or change a co-host's payout, and the owner can remove a co-host at any time. In Wyoming, the permission level doesn't settle the legal question. Whether a paid co-host is managing your rental does.

    The three permission levels

LevelWhat they can doWhat they can't
Full accessManage the listing, including pricing and listing details. Manage reservations. Handle damage and Resolution Center requests. View the earnings dashboard. Write guest reviews. Invite or remove other co-hosts. Choose the listing's primary host. See the co-host payouts you set up.Change your payout method or taxpayer info. Set up or edit co-host payouts. Add another Full access co-host.
Calendar and messagingMessage guests. View the calendar.Edit the calendar or pricing. Write guest reviews. Change listing details.
CalendarView the calendar.Message guests. Edit anything.

A listing can have up to 10 co-hosts. Co-hosts added before May 3, 2023 were given Full access by default, so if you added someone before then, check what they can do today.

What stays yours at every level

    • Your payout method and taxpayer information. No co-host can view or change them.
    • Co-host payouts. Only you, the listing owner, can set them up or edit them.
    • The listing itself. You can remove a co-host's access whenever you want.
    • Responsibility. Airbnb's own words: "As the listing owner, you're responsible for your co-hosts—even those added by full-access co-hosts."
    • Your tax document. Airbnb issues the listing owner a tax document on the full booking amount; a co-host receives one for the amount you share with them.

    How co-host payouts work

If you pay a co-host through Airbnb, you choose how their share is figured for each booking:

    • Your cleaning fee: the co-host receives the cleaning fee you set in your listing.
    • A percentage per booking, with or without the cleaning fee included.
    • A fixed amount per booking.
    • Your cleaning fee plus a percentage.

The share is figured from the host's potential earnings on each booking. For most home stays, Airbnb sends both the host's and the co-host's payouts by the end of the business day after the guest's scheduled check-in. Payout sharing has some regional limits, so confirm the option you want is available on your account before you agree terms.

We don't publish a recommended split here. The right number depends on what the co-host actually does, and that belongs in a written agreement.

    How to invite a co-host

    1. Click Listings and select the listing.
    2. Under Listing editor, click Your space.
    3. Click Co-hosts, then Invite a co-host.
    4. Add the co-host's country or region and their phone number or email, then click Next.
    5. Choose their permission level and click Next.
    6. Add an optional note, click Next, review, and click Send.

These are the desktop steps in Airbnb's Help Center as of October 17, 2026. Airbnb changes its menus from time to time; its Help Center is the final word. Make sure the person has agreed to receive the invite by text or email.

The Wyoming question to settle before you send the invite

"Co-host" is Airbnb's product term, not a legal category. Under Wyoming law, managing a rental for someone else for compensation, including collecting rent and handling bookings, is property management (W.S. § 33-28-102). A licensed broker who does it must hold your money in a trust account (W.S. § 33-28-122). Payout sharing routes money through Airbnb, but it doesn't change that question: if a paid co-host is running your rental, the activity is what the statute looks at.

A co-host permission also covers only Airbnb. It gives no access to your other booking channels or your own direct-booking site.

    Put these in writing first

    • Which permission level the co-host gets, and why that level.
    • How they're paid: which payout option, the amount, and whether the cleaning fee is included.
    • Who writes guest reviews and who answers them.
    • Whether the co-host may add other co-hosts.
    • Who is set as the listing's primary host.
    • What happens to the calendar and upcoming reservations if the arrangement ends.
    • Whether the co-host is licensed, and where your money sits before it reaches you.

    Ending a co-host arrangement

You can remove a co-host's access at any time, and a co-host can remove themselves. Before you do, look at the co-host payout settings and the upcoming reservations on the listing so nothing already booked is left without someone to look after the guest. If you're moving the listing to a new manager, the switching guide walks through the order of steps.

    Frequently asked questions

What permission levels can an Airbnb co-host have?

Airbnb offers three: Full access, Calendar and messaging, and Calendar. Full access lets a co-host manage the listing, pricing and reservations, write guest reviews and invite other co-hosts. Calendar and messaging lets them message guests and view the calendar. Calendar lets them view the calendar only.

Can an Airbnb co-host change my payout method?

No. No co-host, at any permission level, can view or change the listing owner's payout method or taxpayer information, and only the listing owner can set up or edit a co-host's payout.

How do Airbnb co-host payouts work?

The listing owner chooses to share the cleaning fee, a percentage per booking, a fixed amount per booking, or the cleaning fee plus a percentage. The share is figured from the host's potential earnings on each booking, and for most home stays it is paid by the end of the business day after the guest's scheduled check-in.

Can I remove a co-host from my Airbnb listing?

Yes. The listing owner can remove a co-host's access at any time, and co-hosts can also remove themselves. Check the co-host payout settings and upcoming reservations before you do.

Who can write guest reviews on a co-hosted listing?

Among co-hosts, only those with Full access can write guest reviews.

Does giving someone co-host access make it legal for them to manage my rental in Wyoming?

Not by itself. Wyoming treats managing a rental for someone else for compensation as property management (W.S. § 33-28-102), which requires a real estate license, and a licensed broker must keep your money in a trust account (W.S. § 33-28-122). The Airbnb permission level doesn't change that.
