Submit Pre-Application
Fill out the form below — about 3 minutes. We use it to confirm the property is still available and that the basics line up before asking you to pay for screening.
Background & Credit Screening
If you're a fit, we email you a secure link from RentSpree (our screening partner — TransUnion-backed, applicant-paid, $39.99 covering credit, criminal, eviction history). You complete it directly with them. We never see your Social Security Number or full credit details.
Application Review
Within 48 business hours of completed screening, a licensed Wyo Stays team member reviews your full file against our written rental criteria. You get a real reply either way — approved, conditional, or declined with the legally required adverse-action notice.
Lease Signing & Keys
Approved applicants sign the lease, pay the security deposit and first month's rent, and pick up keys. Move-in coordination happens with a real human on our team — not a chatbot, not an automated lockbox system.

Our Rental Criteria
Written criteria. Applied evenly. Federally compliant.
Wyo Stays applies the same written rental criteria to every applicant — every time. Federal Fair Housing law requires it, and frankly, we believe in it. Here's what we evaluate and what we don't.
What we evaluate
- Verified income — Generally 2.5–3x monthly rent in gross monthly income, demonstrated through pay stubs, tax returns, or bank-verified income through RentSpree.
- Credit history — A reasonable credit profile. Specific score thresholds are evaluated in context with the full application. Lower scores can be offset by additional deposit, co-signer, or strong rental history.
- Rental history — At least two years of verifiable rental or homeownership history, ideally with positive references from prior landlords.
- Eviction & criminal history — Reviewed individually per applicable law. Past challenges are not automatic disqualifiers.
- Income stability — Steady employment or verifiable self-employment income.
What we don't consider
- Race, color, national origin, religion, sex, familial status, or disability — protected under the federal Fair Housing Act.
- Source of lawful income — including housing vouchers, Social Security, disability income, or other government assistance, where state or local law applies.
- Marital status, age (40+), or sexual orientation.
- Anything outside the written criteria above.

Before You Submit
Have these handy. It speeds the second step.
The pre-application form above doesn't require documents — but the screening step in RentSpree will. Gathering these now means you can complete the full screening in 15 minutes instead of an evening.
- Government-issued photo ID — driver's license, passport, or state ID
- Proof of income — most recent two pay stubs OR last year's tax return OR three months of bank statements
- Employer contact — name, phone, and HR/manager email
- Current and previous landlord references — names, phone numbers, dates of tenancy
- Co-applicant info — if anyone is applying with you (each co-applicant completes a separate full screening)
- Pet documentation if applicable — breed, weight, vaccination records, prior-rental history
