The Owners Vault

Everything you've ever had to email us for, in one place. Your documents, how we operate, the forms that used to be emails, and every market report we've published.

Start here

The most common question we get isn't about revenue. It's some version of "where do I find…?" Until now the answer was "email Dalton," which works right up until it doesn't. This is the fix. If there's something you've had to ask for more than once, tell us and it goes in here — that's the best feedback you can give us on this page.

One thing to keep straight: the Vault is not your owner portal. Your portal — statements, payouts, the numbers for your specific property — lives at wyostays.com/owners. The Vault is everything around it: the documents, the standards, the forms and the market reports.

Your documents

The paperwork you'll want in front of your CPA in January rather than in April.

  • Your management agreement — the current signed version, plus any addenda. Open →
  • Tax documents — 1099s, annual income and expense summaries, and the lodging tax we collect and remit on your behalf. Open →
  • W-9 and payout details — what we have on file, and how to change it. Open →
  • Insurance requirements — what your policy needs to carry for a short-term rental, and what our coverage does and does not do. Open →
  • Your owner statements — these live in your owner portal, not here. Go to the owner portal →

How we operate

The standards your property is held to, written down, so you can check them rather than take our word for it.

  • The cleaning and inspection standard — Neat Fleet's turnover protocol and what gets photographed after every stay. Open →
  • Maintenance and escalation — Ready Fleet's response path, what we approve without asking, and what always comes to you first. Open →
  • Guest screening and damage — how guests are vetted, what our damage process looks like, and what happens when something breaks. Open →
  • Pricing and revenue management — how nightly rates, minimum stays and event premiums are actually set. Open →
  • What happens at 2am — the after-hours path for a guest emergency, and when you'll hear from us. Open →

Forms that used to be emails

  • Blackout & owner-stay request — block dates for your own use. The earlier we know, the less revenue we price into a night we then have to give back. Open the form →
  • Maintenance approval — approve a quoted repair without a phone call. Open the form →
  • Update payout or contact detailsOpen the form →
  • Add a property — start the onboarding for another address. Open →
  • Ask us something — anything that doesn't fit a form. Open →

The market shelf

Every edition of the monthly Owner Update & Market Report, plus the Sheridan and Bighorn market data behind it. Published on the first of every month.

  • July 2026 — Edition 03 · "The market went down. We went up 39%." Sheridan County lodging tax fell 6.2% while the portfolio grew. Buffalo expansion, the collapsing booking window, and the fall hunting calendar. Read →
  • June 2026 — Edition 02 · Peak season arrives; rodeo-week pricing; the VR Trust statement migration. Read →
  • May 2026 — Edition 01 · Strongest spring yet. Read →
  • The public market report — a shortened, market-only version we publish openly each month. Read the current one →

Reading your statement

Your statement is produced by our bookkeeping partner and published in your owner portal each month — not in the Vault. It shows your property's own gross booking revenue, the platform and management fees deducted, any expenses billed to the owner, and your net payout. Two things worth knowing: portfolio figures in the monthly market report will not match your statement — the report aggregates every managed listing and includes direct and off-platform bookings — and lodging tax is guest-paid and remitted by us, so it never lands on you. If a line doesn't look right, tell us the same week. We'd rather chase down one item in August than reconcile a misunderstanding in January.

Can't find something?

That's the point of this page, and it's a fair complaint. Call (307) 620-0522 or reply to any Wyo Stays email and we'll get it to you — and then we'll add it here so the next owner doesn't have to ask.
